ABOUT THE ROLE
The Constructability Team Manager (CTM) plays a critical role during the constructability design phase of projects. This position oversees Constructability Leads and Detailers across multiple projects, ensuring full alignment with departmental methods and procedures. Responsibilities include training, mentoring, and maintaining adherence to established standards.
During the constructability design phase, the team transforms project specifications and engineered drawings into a constructible design that meets customer requirements, engineering standards, and electrical codes. The ultimate goal is to provide the field team with clear, actionable directions for project execution. This is accomplished through a thorough review of contract documents, drawings, and 3D models to produce detailed redlines for field installation or BIM modeling. Success depends on effective collaboration with project management, field operations, BIM, procurement, prefabrication, vendors, and trade partners.
The Constructability Team Manager ensures project designs are accurate and constructible before reaching the field. This role requires proficiency in various software applications, a deep understanding of departmental processes, and strict adherence to redlining protocols and CEI Installation Standards. Key responsibilities include completing Constructability SOW checklists, maintaining the Redline Drawing log, collaborating with the department manager to develop estimates and resource requirements, reviewing specifications and submittals thoroughly, scheduling and leading weekly issue log meetings, and assisting with RFIs. The role also involves maintaining document control, ensuring compliance with installation standards, and managing bulletin updates and added scope. Strong communication and collaboration with project management, field operations, BIM, and other departments are essential for success.

- Populate the BIM Hub with the redlines, details, prefab drawings, and assembly sheets from the Redline Drawing Log and allocate hours to each one.
- Develop a Constructability estimate and determine resource requirements.
- Conduct a thorough review of the specifications and submittals using the Bluebeam Specification & Submittal Review Profile. Any identified issues shall be documented in the Issues Log to be addressed with the project team.
- Develop a schedule for Constructability deliverables based on the GC Construction schedule and the BIM Schedule, if applicable. Any discrepancies between the GC construction schedule and the BIM schedule shall be documented in the Issues Log and addressed with the project team.
- Schedule and host a weekly Issue Log meeting with the project team. Redliner is also responsible for updating the Issue Log during the meeting.
- Assist the project management team with RFI's. This includes verbiage and supporting documents.
- Perform a thorough review of the most current contract drawings and generate redlines, details, prefab drawings, and assembly sheets in accordance with the department's redlining protocols. Any identified issues shall be documented in the Issues Log to be addressed with the project team.
- Distribute the completed redlines, details, prefab drawings, and assembly sheets, and notify the project team, including the location where they have been saved.
- Update the Redline Drawing log as redlines, details, prefab drawings, and assembly sheets are generated and when new revisions are issued.
- Populate Conduit schedule.
- If BIM is required, the detailer is responsible for the following:
- Assisting the project team in completing the BIM Specification Sheet and Installation Drawing Checklist.
- Attending BIM coordination meetings as needed.
- Following up after redlines have been distributed and addressing all model constructability issues.
