Job Summary: The Finance Manager, Real Estate Corporate Real Estate Transactions & Portfolio Support is responsible for the internal coordination of real estate transactions, oversight of the company's real estate portfolio, and support of key corporate finance functions. This role serves as a strategic business partner to Executive Leadership, Sales, Finance, and the external real estate broker for site selection, lease and purchase negotiations, transaction execution, and portfolio management. In addition to managing the day-to-day administration of real estate assets, the position provides financial analysis, budgeting, forecasting, reporting, and other finance-related support to help drive informed business decisions across the organization. The role requires a detail-oriented professional with strong real estate and financial acumen, capable of managing transaction workflows, analyzing deal economics, overseeing lease administration and financial obligations, and ensuring seamless execution from letter of intent through occupancy while supporting broader corporate financial objectives. Essential Duties and Responsibilities:
- Transaction Coordination & Deal Execution
- In coordination with the external real estate broker, oversee end-to-end transaction processes including project in-take, site selection, LOIs, lease/purchase execution/renewals, relocations, and dispositions.
- Develop and maintain financial comparisons of lease options (NPV, rent schedules, occupancy cost analysis) to support decision-making.
- Track and manage transaction pipelines, critical dates, approvals, and deliverables.
- Serve as the primary point of contact with brokers, landlords, and legal to facilitate negotiation and document execution.
- Drive internal approvals (Finance, Legal, Operations) and ensure alignment with business requirements.
- Oversee due diligence efforts including site evaluations, zoning considerations, and operational fit (e.g., yard, fleet, fabrication requirements).
- Project & Transition Management
- IN coordination with the Director of Real Estate, oversee relocation and buildout activities from lease execution through occupancy.
- Manage and track project schedules, budgets, and vendor performance (e.g., contractors, architects, movers).
- Ensure alignment between lease terms and project execution (TI allowances, delivery conditions, occupancy timing).
- Drive issue resolution during construction and move-in phases.
- Lease Administration & Portfolio Management
- Maintain accurate lease abstracts and track key dates (renewals, options, escalations) through the CoStar process and system.
- Administer lease obligations and ensure landlord and tenant compliance.
- Support CAM reconciliations, rent verification, and lease audits.
- Maintain organized lease documentation and ensure audit readiness.
- Financial Analysis & Reporting
- Track occupancy costs (rent, CAM, utilities, taxes) against budget and forecast.
- Lead real estate budgeting, forecasting, and variance analysis.
- Prepare transaction summaries and approval packages for senior leadership.
- Drive financial performance analysis, including monitoring of KPIs, variance analysis, and ROI evaluations on major capital projects.
- Facilities & Operational Coordination
- Support space utilization tracking and operational efficiency initiatives.
- Systems & Data Integrity
- Maintain real estate systems and reporting tools (lease administration, transaction trackers, document repositories).
- Ensure accuracy and completeness of portfolio data.
- Produce standard and ad hoc reporting for Finance and Operations leadership. yard, fleet, fabrication requirements).
Position Requirements (Work Experience, Skills, Licenses, etc.):
- Demonstrated experience supporting lease transactions, site selection, or corporate real estate deal processes.
- Strong financial and analytical skills, including lease modeling and cost comparison analysis.
- Advanced Excel proficiency and comfort navigating analytical workflows.
- Ability to manage multiple concurrent transactions and strict deadlines in a fast-paced environment.
- Proven ability to drive transaction execution through disciplined tracking of milestones and deliverables.
- Strong cross-functional coordination skills to effectively align Finance, Legal, Operations, and external partners.
- High level of detail orientation to ensure absolute accuracy in contracts, data, and financial reporting.
- Strong problem-solving capability to anticipate and resolve issues during transactions and project execution.
Education and Experience:
- Required: Bachelor's degree in Real Estate, Finance, Business, or a related field.
- Required: 3-6 years of experience in corporate real estate, brokerage, or transaction coordination.
- Desired: Experience with lease administration platforms (e.g., CoStar, MRI, LeaseQuery).

Job Responsibility Level: No direct reports Travel Requirements: Travel required 10-20% of the time to other office locations. Hours: This is an exempt position. Workdays are scheduled from Monday through Friday. Typically, work hours begin and end between 8:00 am and 5:00 pm as scheduled with the position's supervisor. Work outside of regular hours may occasionally be necessary to meet business needs. Physical Demands:
Must frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 20 pounds. Specific vision abilities required by this job include close vision and ability to adjust focus. Competitive Wages: $89,500.00 to $122,750.00 annual salary.
