Join our team as a Property Manager at Gorman Homes!

Gorman Homes Office, located in Milwaukee's Sherman Park neighborhood, is a unique scattered-site portfolio of 430 units across the greater Milwaukee area. We are seeking a strong, service-driven leader who is ready to make an impact in a dynamic environment while supporting residents through affordable housing programs.

What You'll Do

  • Oversee all day-to-day operations across a large scattered-site portfolio to meet financial and operational goals

  • Lead, coach, and develop on-site team members while ensuring proper staffing and performance

  • Manage property budgets, monitor expenses, and report on financial performance and variances

  • Drive rent collection efforts, oversee accounts receivable, and manage delinquency and eviction processes

  • Ensure compliance with affordable housing programs and collaborate with internal teams on all required reporting and certifications

  • Conduct property inspections and ensure homes meet standards for safety, cleanliness, and curb appeal

  • Coordinate with maintenance teams and vendors to ensure timely and cost-effective repairs and capital projects

  • Build strong relationships with residents, handle escalations professionally, and deliver excellent customer service

What You'll Bring

  • 3+ years of property management, leasing, or related experience

  • Experience working with affordable housing programs (e.g., LIHTC, Section 8, or similar)

  • Prior leadership or supervisory experience preferred

  • Strong financial acumen with experience managing budgets and reporting

  • Excellent communication and customer service skills, with the ability to de-escalate challenging situations

  • Comfort working across multiple sites, including in more complex or higher-need neighborhoods

  • Valid drivers license and proof of vehicle liability insurance

  • Ability to build trust with a diverse resident population and maintain professionalism in all interactions

  • Proficiency with Microsoft Office and property management systems

Compensation & Benefits

  • Competitive base salary starting at $65,000-$75,000 annually
