Who You Are...

As Contracts Manager, you will be responsible for providing contract lifecycle support for complex construction and building systems projects. This role plays a critical part in protecting the Company's commercial interests while enabling Operations, Sales, and Project Teams to execute work efficiently, profitably, and within acceptable risk parameters.

The Contracts Manager partners closely with Operations, Project Management, Sales, Legal, Finance, and Risk Management to review, negotiate, and manage customer, subcontractor, vendor, and supplier agreements across multiple delivery models, including Design-Bid-Build, Design-Build, service, retrofit, and maintenance agreements. This individual brings a strong commercial mindset, sound business judgment, and a practical approach to balancing risk mitigation with deal enablement in a fast-paced, sales-driven environment.

This Position...

Contract Review & Negotiation



  • Reviews and assesses risk in a wide variety of agreements, including prime contracts, MSAs, SOWs, GC and CM-at-Risk agreements, service agreements, and subcontractor and supplier contracts.
  • Identifies, evaluates, and seeks to mitigate contractual risk related to indemnification, limitation of liability, insurance requirements, warranties, acceptance criteria, liquidated and consequential damages, payment terms, schedule and delay provisions, force majeure, and dispute resolution mechanisms.
  • Redlines and negotiates routine agreements, escalating complex or high-risk issues to Legal counsel as appropriate.
  • Utilizes AI-enabled contract review tools and partners with IT and Legal to support continuous improvement of contracting technology and processes.


Subcontractor, Vendor & Supplier Agreements



  • Reviews subcontractor, vendor, and supplier agreements to ensure alignment with prime contract obligations.
  • Ensures appropriate flow-down of contractual terms and risk allocation.
  • Partners with project teams to identify and mitigate supply chain, delivery, and commercial risks.


Risk Management & Business Partnership



  • Coordinates with Risk Management to confirm compliance with contractual insurance requirements.
  • Serves as a trusted advisor to Operations and Sales by providing practical, risk-based contract guidance that supports business objectives.
  • Collaborates with leadership and Legal to align on acceptable risk thresholds and approval authority.
  • Provides contract-related guidance and education to Branch Managers and their sales and operations teams.


Governance, Process & Continuous Improvement



  • Understands and applies Company contracting policies and procedures.
  • Supports standardization of best practices across contract types, project sizes, and customer profiles.
  • Assists in the development and refinement of contract playbooks, clause libraries, risk assessment tools, templates, approval workflows, and negotiation strategies.
  • Ensures executed contracts are properly stored, indexed, and maintained in accordance with Company standards.
  • Performs other duties as assigned by the Legal team.


What You Need...



  • Bachelor's degree in Business, Construction Management, Engineering, Finance, or a related field, and 5+ years of relevant experience.
  • Demonstrated experience in contract management within construction, building systems, engineering, or industrial services.
  • Strong working knowledge of construction contract structures, including prime contracts, subcontracts, insurance, indemnification, change management, and claims support.
  • Proven ability to review and negotiate contract language with owners, general contractors, trade partners, vendors, and suppliers.
  • Strong business judgment with the ability to clearly communicate contract risk to non-legal stakeholders.
  • Excellent written and verbal communication skills with high attention to detail.
  • Ability to manage high-volume contract activity while maintaining accuracy and meeting deadlines.
  • Ability to independently manage competing priorities in a fast-paced, changing environment.
  • Demonstrated commitment to Company values, integrity, confidentiality, and professional conduct.


Preferred Qualifications:



  • Familiarity with AIA, ConsensusDocs, and custom owner or GC contract templates.
  • Paralegal certificate, JD, or MBA a plus but not required.
  • Experience as a Contract Administrator, Contract Officer, Purchasing Agent, or Buyer with significant contract drafting and negotiation experience.

Work Environment:



  • This position operates primarily in a professional office environment, and routinely utilizes standard office equipment, such as computers, phones, copiers, and filing cabinets.
  • The Company's Work from Home Policy is applicable to this position.


Physical Demands:



  • In performing the duties of this job, the incumbent is regularly required to sit, stand, walk, talk, hear, perform repetitive motion, and possess an appropriate degree of both visual acuity and manual dexterity.
  • This is considered a sedentary position, which means possible exertion up to ten (10) pounds of force occasionally, and/or negligible amount of force frequently or constantly to lift, carry, push, pull, or otherwise move objects.
