Overview

Gilbane Development Company is seeking a bright, eager intern candidate to support its finance and development teams. This Real Estate Development Intern will focus on a handful of core responsibilities across finance and in two of the company's verticals (Student Housing and Market Rate Housing).

Term: Position of a limited term, Summer 2026. The position will be onsite located at the Providence, RI office.

Note: A housing allowance for temporary relocation is not available for this internship.


Responsibilities

- Update market summaries for targeted development areas, identifying details of new deals coming to the market.
- Update database capturing tap/impact/permit fees, taxes, etc. for each jurisdiction in which we are currently doing business, as well as those which we have targeted for future growth.
- Assist the development team with due diligence tasks related to project-specific underwriting.
- Support the deal flow and approval process, assisting with preparation for (and attending) weekly deal committee meetings.
- Assist with gathering historical data to populate development software platform.
- Assist other department development analysts as needed.


Qualifications

EXPERIENCE/EDUCATION
- Currently enrolled in a graduate program or bachelor's degree program, or completed a bachelor's degree in Finance, Real Estate, or a similar program.
- Prior experience with commercial real estate preferred.
- Or equivalent combination of education and experience.

KNOWLEDGE, SKILLS & ABILITIES
- Some experience with the use of financial modeling tools.
- Strong interpersonal skills while collaborating with a diverse group of individuals.
- Excellent written and verbal communication skills.
- Proficient in the use of Microsoft Excel.
- Knowledge of basic real estate concepts including cap rates, IRR, NPV and Yield on Cost.
- Willingness to assist in all areas of specific responsibilities as noted herein.
- Superior attention to detail and organizational abilities.

Salary to be determined by the education, experience, knowledge, skills, and abilities of the applicant, internal equity, and alignment with market data.
For Providence, RI this ranges from $24.00 - $27.00 per hour.
